Willie Nelson’s Former Tennessee Home Is on the Market for $2.5M

Lots of local folklore surrounds a property once owned by country music legend Willie Nelson.

The 150-acre property is in Goodlettsville, TN, close to Nashville, and is listed for $2.5 million. It comes with pastures, woods, trails, and a secluded cabin.

The musician is one of only two owners of the sprawling property.

“From what we can find from tax records, there have only been two owners. One is the current seller and different members of that family. And the other is Willie Nelson,” says Ross Welch. Welch and Matt Lawson, both with Zeitlin Sotheby’s International Realty, are representing the property.

“This was one of the properties that the IRS seized when Willie was not paying taxes,” Welch adds.

Property history

Nelson owned the property beginning in the early 1960s, and the IRS seized it in the early 1990s. (Nelson reportedly settled his tax troubles with the IRS in 1993.)

That’s when the current owners, who were also the former owners, had the chance to buy the property back.

The listing agent clarifies the complicated transaction.

“From what we have been told and what we’ve seen on tax records, it was seized by the IRS and then the IRS went back to the family that had previously owned it and asked if they wanted to buy it back for pennies on the dollar,” Lawson explains.

‘Complete privacy’

No matter who owned it when, it’s fact that Nelson built the rustic log cabin that sits on the property, about a mile off the road. The limestone and mortar for the shower and fireplace were all taken from the property.

“The perfect buyer is somebody that wants to enjoy nature and wants to enjoy privacy, but still be 25 minutes to Nashville,” Welch says. “You can have complete privacy with some gorgeous views.”

Rumor has it…

At one time, there was another home on the property, which burned down in a fire on Christmas Eve 1969. According to the lore, Nelson heroically saved his beloved guitar “Trigger” from the flames.

“One of the biggest stories that I wish I had concrete proof of is that this is the place where he got the nickname ‘Shotgun Willie,’” Lawson says.

He and Welch keep hearing the story from many of the locals.

“There’s a ton of just wild stories about him out there,” Lawson adds.

The cozy cabin has two bedrooms and a loft, which could be used as a third bedroom. The property includes a barn and two ponds.

Currently, there are no restrictions on the property, so it could be subdivided.

“Probably not a subdivision where it’s densely populated, but you could divide it up into probably 10 homes or maybe 12 homes,” Lawson says.

Nelson, 89, these days is said to own a sprawling ranch in Spicewood, TX, and a getaway in Maui, HI.
