A restored 1950s home in Santa Monica, California conveys a serious vintage vibe – all within a 5-minute walk from the beach.

Due to financial constraints, the house was built in two phases.

Case study architect

Arts & Architecture magazine’s Case Study House program from 1945 to 1966 commissioned a number of houses from major architects, including Abella. The premises were designed to showcase affordable and efficient dwellings during the post-World War II housing boom.

This house is not one of the case study projects, but its indoor and outdoor living spaces, glass walls, and natural elements make it look like these houses.

The seller, who is an architect, bought the site in 2017 and has begun a five-year restoration.

“Like a new home”

“It looks like a brand new house, but it follows a plan,” says Langen. The seller “basically rebuilt and extrapolated everything.”

The concrete floor, solar panels, organic roof gardens and foundation are all new, and home automation has been added. The kitchen and bathrooms have also been updated.

A movable wall in the main house separates the two bedrooms for added privacy. The art studio – in a separate building with convenient access to the street – can also be used as a gym or office. And above the garage there is a guest house.

Details include an oak built-in wardrobe; plank, internal and external concrete walls; and floor with radiant heat.

The property has mature gardens, an observation deck and a two-car garage.

Attractive area

The history of a home with three owners is rare, but not uncommon in Santa Monica Canyon.

“Typically, turnover is low at these sites or in the area,” says Langen. “The area is always attractive to successful artists, creative people, Hollywood people, many engineers, professors and academics. All neighbors know each other.”

Who will move into this house next?

Langen says it has the potential for multiple buyers – one person, an empty nest, a young family.

“The quality of the building is exceptional,” he says.
