The vibrant Water Street area is just weeks away from new luxury residences and hotels that should help solidify the area as a residential and convenience-rich hotspot.

By the end of February and mid-March, about 200 new apartments and 134 hotel rooms will appear in the district, which will significantly expand the possibilities of hospitality and living in the city center.

Water Street developers are building more than a third of new apartments.

“If you’re driving or walking, there’s a lot of construction going on,” Kinski said.

New 71-unit. Sutton tenement house on the northeast corner of North Patterson Boulevard and East First Street is expected to open to residents on February 27th.

Monument, neighboring 124-apartment residential building opposite RiverScape MetroPark is expected to open March 15th.

New AC Hotel Daytonsouth of the Day Air Ballpark, where the Dayton Dragons play minor league baseball, is scheduled to open around the same time in mid-March.

These projects are in the fast-growing Water Street area, which already has over 500 market-priced apartments and nearly 100 hotel rooms, as well as offices, restaurants, breweries, bars and other businesses.

Until recently, manufacturing and industrial enterprises were mainly located in this area. But since 2016, the neighborhood has become a hotbed of new housing and places to eat and drink.

Sutton

Located at 307 E. First St.Sutton will offer 71 micro apartments and a studio apartment, priced between $950 and $1,500 per month.

Sutton should appeal to renters on a budget who want to live in a great location but don’t need a lot of space, said Brent Crawford, director and founder Crawford Hoyinga real estate development and management company based in Dublin, Ohio.

Crawford Hoying and Dayton Woodard Development are the main developers of the Water Street area.

There has been a lot of interest in the Sutton apartments, with 14 apartments already booked, Crawford said.

The Monument complex, located at 140 E. Monument Ave., has eight leases already signed, Crawford said, and the apartments are popular because they offer a variety of layouts, amenities and views. Rent for apartments will range from $1,099 to $2,349.

The monument consists of 24 studios (563 to 571 square feet); 50 one-bedroom apartments (830 to 981 sq. ft.); 40 two-bedroom apartments (836 to 1065 square feet) and 10 three-bedroom apartments (1533 square feet).

Crawford said the Monument is pet-friendly and offers a fitness center, a third-floor courtyard, a community room, covered parking and parcel lockers.

“In addition, many of the spacious layouts offer stunning views of the RiverScape MetroPark,” he said.

The AC Dayton on Madison Street has 124 floor-to-ceiling windows, as do some nearby apartments in the Water Street area. Some rooms offer views of the Dayton Dragons Stadium.

AC has a rooftop bar and a restaurant called Foundry that will open in the spring. The terrace offers views of the Water Street area, downtown and the baseball stadium.

The hotel also features a business center, a conference room, a fitness center, a lobby bar and a European-style breakfast buffet, Crawford said.

AC will be the second newly built hotel to open in the city center in decades. The first was the Fairfield Inn & Suites, located just a few blocks away. Fairfield opened in 2018.

Crawford Hoying and Woodard Development are also partners in the Delco project, which is the conversion of a large Mendelsons liquidation operation into new housing, offices, commercial space and a garage.

Delco, which is next door to the AC Hotel, will have about 160 luxury apartments, about 500 parking spaces and about 80,000 square feet of office space, as well as 18,000 square feet of retail and restaurant space.
