Developer Nexus Advances Luxury-Focused Vivante Brand, Plans $190M Senior Living Highrise 

 

Developer Nexus Companies is advancing its luxury Vivante senior living brand with one community opening in a few weeks and another expected to break ground early next year.

Nexus is slated to open the doors on its third senior living community in Newport Beach, California on November 1. The luxury community — called Vivante Newport Center — consists of 99 assisted living and memory care and has amenities such as a movie theater, golf simulator, bowling alley and a salon and spa. Integral Senior Living is on deck to manage the community.

Units will range in size and carry monthly rates of between $5,000 per month to $20,000 per month, according to Nexus President Cory Alder.

The Newport Beach community will join a budding luxury senior living portfolio that includes a two-community campus in Costa Mesa, California called Vivante On the Coast and Vivante North.

But Nexus is looking to grow beyond California, as well. The company this month purchased a 1.3-acre parcel of land in the affluent Turtle Creek neighborhood of Dallas, with plans to build a 20-story senior living community called Vivante of Turtle Creek.

The project, budgeted at $190 million, is being designed by the Dallas office of HKS and is expected to break ground on April 1, 2023, Alder told Senior Housing News. When completed, it will have 168 assisted living units and 30 memory care units.

While Integral Senior Living operators Vivante’s two current communities and will operate Vivante Newport Center, ISL has not been tapped to operate the Turtle Creek community, but ISL “is a candidate,” Alder told Senior Housing News.

While Vivante of Turtle Creek will be the luxury brand’s first step outside of California and its first high rise, the luxurious, amenity-heavy Vinvante style will be present.

A brand centered on living well

Nexus Companies has a diverse development portfolio that includes multifamily, office, storage and hotels in addition to senior living. But its roots were in retail. But when the financial crisis of 2008 hit, Nexus launched the Vivante brand despite having never done it before.

“We own some land that was suitable for hotels and seniors, so we shifted away from retail and offices into hotels and seniors. And we hadn’t done either,” Alder told SHN. “And we always — no matter what we build — pick good locations.”

Nexus opened its first community, Vivante On the Coast, in 2013. Then it opened an expansion on that campus in 2020.

“We wanted to change the way we took care of our seniors in our community,” said Adler. “They were the doctors and lawyers, the mothers and fathers — they’re the philanthropists. And so we try to honor them as they age and give them something that they can be very proud to live in.”

The Vivante brand name comes from an identical word that means “alive” or “living” in many romantic languages. The concept is rooted in upscale living, with between 100 and 200 units of IL, AL and/or memory care per community and many amenities.

“Frankly, we do it in a higher quality manner than the vast majority of what’s out there,” Alder said.”The other key component … is we treat our employees very well,” he said.

In addition to competitive pay, health benefits and personal and performance bonuses, Vivante provides one meal per day from the community’s kitchen for its entire frontline staff.. According to Alder, Vivante communities spend more on raw food than the industry standard.

Nexus believes that if it has high expectations for its employees, and its residents have high expectations of the communities, then the onus is on the company to equip staff with the tools they need to do their job.

“Our employees deserve a healthy meal. They’re working extremely hard for an eight-hour shift and we feed them,” Alder said. “It costs some money, but in the long run, it’s money well spent.”
